CAI Recognizes Newest Gold Star Communities

CAI’s Gold Star Community program recognizes community associations that work hard to develop and maintain standards, encourage community participation, maintain fiscal stability, and positively impact the quality of life for residents. Board members, homeowners and managers believe the Gold Star Community program is an excellent way to evaluate policies and procedures and assure that their associations are operating within basic industry standards.

The chapter recognized the newest Gold Star Communities, including Gold Star renewals, at the Annual Meeting & Holiday Party on December 10, 2015 at the William Penn Inn in Ambler. The awards were presented by chapter President Kevin McGrath, PCAM, with Benjamin Cobrin & Company, and Laureen Young, CMCA, AMS, with Associa Mid-Atlantic, chair of the Gold Star Committee.

Six communities were recognized at the event. 

Horizons at Woods Landing is a homeowners association with 170 single family homes located in Hamilton Township in Atlantic County, New Jersey. The community is managed by Dawn Mackanic with Association Advisers. Accepting the award on behalf of the community was Board President Paul Raetsch, Dr. Robert Kahrmann, Treasurer and Board Member Arlene Blosch.

Lakes at Larchmont Condominium Association is a renewing community that consists of 440 condominiums in Mount Laurel, Burlington County New Jersey. Accepting on behalf of the community was manager Joanne Granozio, CMCA, AMS, PCAM with Associa Mid-Atlantic.

Legacy Oaks at Evesham Community Association is a homeowners association that consists of 237 single family homes located in Evesham, Burlington County, New Jersey. The community is managed by Joanne Granozio, CMCA, AMS, PCAM, with Associa MidAtlantic. Accepting on behalf of the community was Board President David Goldberg and Vice President Kipp Gaynor.

Traditions at Longwood is a homeowners association with 300 single family homes located in East Marlborough Township in Chester County, Pennsylvania. The community is managed by Lisa Bolin with FirstService Residential Mid-Atlantic. Accepting on behalf of the community was Bruce Shapiro, Board President and Dan Williams, Board Vice President.

Villas at Lamplighter Village is a homeowners association consisting of 106 single family homes Warrington Township in Bucks County, Pennsylvania. The community is managed by Patti Walton, CMCA, AMS, PCAM, with Associa Mid-Atlantic. Accepting on behalf of the community was Ted Cicci, President, Bob Watts, Vice President; Wes Pericone, Treasurer; and Jim Kearns, Board Member.

Woodledge at Whitford Hills is a homeowners association consisting of 46 townhouses located in West Whiteland Township in Chester County, Pennsylvania. The community is managed by Jane Wismer, CMCA, AMS, with CCR Management. Accepting on behalf of the community was Lou Franzini, President, Paul Schroeder, Treasurer and Jane Wismer.

In addition, two community associations from the Poconos received their Gold Star renewal at the Poconos Holiday Party on December 2, 2015.

Big Bass Lake Community Association is a Gold Star renewing community that consists of 1,124 single family homes, and a maximum of 1,678 lots, spread over four municipalities in Lackawanna County, Pennsylvania. Accepting on behalf of the community was Community Manager David Ingegneri, CMCA, AMS, PCAM.

Saw Creek Estates Community Association is a Gold Star renewing community consisting of 2455 single family homes and 60 townhouses and is located in Lehman Township, Pike County. 

Several communities were not able to be present to accept the award.

The Enclave at Belle Aire Condominium consists of 135 townhouses and is located in Upper Dublin Township, Montgomery County, Pennsylvania.

Green Tree Run is a condominium association consisting of 212 units located in Philadelphia, Pennsylvania. The condominium is managed by Kelly Donnelly, CMCA, with CAMCO Management.

The Tower at Oak Hill is a mid-rise condominium with 255 units located in Lower Merion Township in Montgomery County, Pennsylvania. The condominium is managed by Carol Ramsey, CMCA, with CAMCO Management.
